After a rocky start to the new DOB NOW: Build system earlier this year, the DOB has unveiled Phase II of the ongoing DOB NOW: Build going into effect at the end of the month.

All open Alt 1 projects that are currently renewing the TCO and New Building applications preparing for their first TCO will have to be refiled through the new system. Thereafter, TCO's will no longer exist on the DOB BIS site and will need to be renewed through the new site.

Going forward, any job that must obtain a TCO or Final CO must retain the services of a licensed professional to register the property with the DOB NOW site.

The Phase II expansion will also affect CO and TCO filings.

On November 24th, 2020 the Department of Buildings announced plans to undergo a major expansion and upgrade of the DOB Now: Build later this year.

These changes are set to go into affect on Monday December 28th.

The changes include the creation and reclassification of new work types, General Construction (GC), Foundation (FO), Earthwork (EA), Support of Excavation (SE), and Protection & Mechanical Methods (PM), which will need to be submitted via the new DOB NOW portal.

Phase Two of the expansion will include changes to Certificate of Occupancies and Job Types, and will be rolled out later this winter.

Ahead of these changes, the DOB is still providing free online training on the new features. All licensed professionals will need to be fully vetted and registered by the time the changes are implemented in order to file any applications.

Effective December 1st, 2020, the FDNY Bureau of Fire Prevention is launching a pilot program in hopes of facilitating the curing of certain Fire Alarm Inspection Notices of Defects.

The program, Remote Video Inspections (RVI) will be an option for the re-inspection of previously issued Notices of Defects. It will use video conferencing so an Inspector will not need to be physically present, which will serve to increase efficiency and protect all parties by reducing in-person contact.

To apply for RVI, fill out a B-45 Inspection Request and select the appropriate checkbox.
